THE LEASE: The lodges are sold with the security of a 99-year lease, copies of which are available upon request. The annual ground rent and service charge is £3,000 per annum, payable in quarterly instalments. The ground rent may be reviewed each year but is guaranteed not to increase by more than 1% above inflation. The terms of the lease do not allow the lodges to be let commercially, to ensure quiet enjoyment for the owners.
COSTS: One of the benefits of owning a lodge is the low cost of ownership. The annual ground rent and service charge covers the cost of maintaining the common areas of the property. The only other costs are a proportional share of the general rates charged to the site - approximately £100 per annum at present. Owners will also be responsible for paying their own utility bills, such as electricity, water and telephone.
