Location.
Innisfree is a rural, waterfront property of approximately 4.2 hectares (10 acres), situated on highly desirable Waiheke Island.
The title includes Riparian Rights, meaning that the property extends down to the mean high watermark without any intervening reserve of public land, thus preserving the owner's privacy - a privilege becoming increasingly rare these days
The land lies on the South side of the island, on Putiki Bay, the principle anchorage for visiting or local yachts and is about 1.5 kilometres from the Kennedy Point car ferry terminal.
Description of the land.
The total area is divided approximately into two halves comprising grazing areas, where the present owners keep their small flock of pet sheep, and orchards where olives, macadamia nuts, feijoas and citrus fruits are grown. There are also apricots, bananas, peaches, persimmons and fig trees to be enjoyed. Our farming practice follows Bio-dynamic principles and is therefore totally organic.
The land slopes down to a central valley where there is an established wet-land of native raupo rushes. This wetland forms a natural boundary between the two halves of the property and would permit subdivision into two separate titles so that five or the full ten acres may be purchased.
The block is shaped like a conical funnel; the top of the funnel forms a long boundary along Donald Bruce Road, the "spout" extends down to the beach where a grassy area invites beach activities such as camping or barbecues. The estuary is tidal and at low tide an oyster farm is exposed. This farm means that boats are unlikely to approach closely enough to disturb residents' tranquility.
The House.
Was originally built as a small family home, but a recent extension has turned it into a large house with four bedrooms, three bathrooms, two lounges, a basement study and garage .
At the front of the house a paved area surrounds a 10 metre by 4 metre solar heated swimming pool, having a constant depth of 1.5 metres. A solar panel is also used to heat water for the home.
Car Parking
There is a 9m by 6m separate double garage, a carport, and a single garage with internal access.
Business Potential.
There is great potential to develop the house as a tourist bed and breakfast facility. There are some 140 olive trees and this could be enlarged to form a commercial olive oil venture. The property has a licence to operate as a horticultural/garden centre and there is a 60 metre deep fresh water bore.
